Strategic Maintenance Planning
Identification and management of compliance requirements, including corporate management of Asbestos, Fire and Legionella risk, and advising on organisational policies.
Identification of prioritised planned maintenance programmes via condition assessments, to reduce the risks of building closure and reduce backlog maintenance.
Procurement and management of supply chain partners for the delivery of all maintenance services.
Statutory Inspections and Cyclical Maintenance
Operational management of all compliance and servicing requirements to ensure that relevant legislation and regulations are complied with, and that buildings remain open, functional and safe.
Managing Water Hygiene
Operational management of all aspects of water systems including Legionella risk assessment, monitoring and remedial works, and management of specialist water systems including swimming pools, fountains and water play features.
Management of Asbestos
Development of site asbestos registers and management plans, and consultancy associated with asbestos requirements for construction works.
Fire Risk Assessments
Provision of assessments, reviews, action plans, control measures, fire safety advice and guidance all in compliance with the requirements of the Regulatory Reform (Fire Safety) Orders 2005.
Glazing Risk Assessments
Glazing compliance audits to ensure compliance with current legislation and the development of action plans to mitigate identified risks.
Energy Management
Strategic and operational management of energy and water consumption and costs, and carbon emissions.
Procurement and operational management of energy supply contracts, including consolidated billing, bill validation and payments.
Compliance with Energy related legislation including providing Display Energy Certificates and Air Conditioning Inspections.
Specialist consultancy service for the identification of ‘spend to save’ schemes including renewable energy, and external funding opportunities.
Reactive Maintenance
Provision of a 24/7 reactive repair and emergency call out service facilitated via a Helpdesk and out of hours call out service, to ensure buildings and their associated services installations remain operational, open and safe.
